It depends on what you’re booking! Here’s how it works:
The Entire Barn Burner (or Entire Barn Burner + Event Space) – We prioritize full-property rentals and accept bookings up to 1 year in advance. If you’re planning a big event, reunion, or retreat and want exclusive use of the space, you can lock in your dates well ahead of time. If you’re looking even further out, just reach out—we may be able to accommodate.
Individual Units – If you’re traveling with a smaller group and only need one or two units, these open for booking 90 days before check-in, as long as the full property hasn’t already been reserved.
The Event Space Only – We prioritize event bookings for groups also staying at the Barn Burner, so if you’re renting lodging, you can book the Event Space up to 1 year in advance. If you only need the Event Space without lodging, it is available to book for events 90 days before the event date, pending availability.
Because of the shared nature of the space and the need to confirm event logistics, the Event Space cannot be booked instantly. Instead, submit an inquiry, and I’ll confirm if it’s a good fit before sending a link to book.

Want to add the Event Space to an Entire Barn Burner booking? In general, it’s an additional $267.50 per day (including tax) and can be selected as an add-on when completing your reservation.

We typically require a two-night minimum stay, but we do make occasional exceptions—depending on the date and circumstances.
Here’s what to know if you’re hoping to book just one night:
Exceptions Are Rare for Weekends & Peak Seasons – We almost never allow one-night stays on Fridays or Saturdays, or for dates more than 90 days out, as those are in highest demand.
A Cleaning Fee Applies – For one-night stays, a separate cleaning fee is added. If you’re staying two nights or more, the cleaning fee is already built into the rate you see.
Best Chance for Approval? Midweek & Last-Minute Requests – If your one-night stay request is for a Sunday through Thursday and within a few weeks of your arrival date, we’re more likely to accommodate it—especially if it helps fill a gap between existing bookings.

Hosting a wedding reception? The Event Space is only available for receptions when the full lodging is booked. It’s best suited for rehearsal dinners, welcome parties, and post-wedding brunches.

Yes, you can find us on Airbnb and Vrbo, but booking directly through our website is the best way to secure your stay—at the lowest price.
Why Book Direct?
No Extra Fees – Airbnb charges guests an additional 14%+ in fees, and Vrbo adds at least 11%+ on top of your total. Booking directly with us means you get the best rate!
Personalized Service – When you book directly, you’ll work with me, not a third-party platform, for any special requests, modifications, or questions. While I still manage our listings on Airbnb and Vrbo, their policies limit what I can accommodate.
More Flexibility – Booking direct gives us more flexibility to make your stay exactly what you need. I can offer things like one-night stays, early check-in, and custom arrangements when you book directly—things I can’t always do through third-party platforms. That said, my direct booking policies are also more structured (especially regarding cancellations), since I take on more risk outside of those platforms.

Great question! For us, the name has several layers of meaning:
A Thrilling Experience – Historically, a “barn burner” describes something exciting and high-energy, like an unforgettable event. That’s exactly what we want your stay to be!
Honoring the Past – The Barn Burner sits on the site of the old Barnyard Shoppes, a collection of buildings that were originally here. We salvaged the original wood and used it throughout our space—so the past still lives on!
Burnt Wood Techniques – We’ve incorporated Shou Sugi Ban (a Japanese wood-burning technique) and fractal burning into the interior details—giving the space its signature character.
A Barn-Inspired Design – The monitor-style barn shape of the building, and it’s dark-charcoal exterior, also give a nod to the name.

It’s actually pretty simple! Each name tells you:
The number of bedrooms (1, 2, or 3)
The side of the building it’s located on (North, South, East, or West)
So, for example:
1-North = One-bedroom unit on the north side.
3-West = Three-bedroom unit on the west side.
3-East = Three-bedroom unit on the east side.
No confusing names—hopefully just a way to more easily understand the layout at a glance.

Our standard check-in time for lodging is 3:00 p.m. and check-out time is 11:00 a.m.
You’ll receive detailed check-in instructions, including your door code, before your arrival so you can settle in seamlessly.
If you’ve reserved the Event Space only, check-in begins at 9:00 a.m., and check-out is by 10:00 p.m., unless otherwise arranged in advance.

We always do our best to accommodate early check-in and late check-out requests when possible! However, unless you purchase our Early Check-In or Late Check-Out add-ons, availability can’t be confirmed until two days before your stay.
Early Check-In Add-On—Want to start your getaway a little earlier? Our guaranteed early check-in lets you arrive at 1:30 p.m. instead of the standard 3:00 p.m.
Late Check-Out Add-On—Not ready to leave just yet? With guaranteed late check-out, you can enjoy the space until 12:30 p.m. instead of the standard 11:00 a.m.
These can be added to your reservation at the time of booking or later—just send me a message, and I can update your reservation!
Early check-in and late check-out are subject to availability and may be limited by same-day reservations, cleaning schedules, or other purchased add-ons. If another guest has already secured early check-in or late check-out for the same day, additional requests may not be possible. We recommend adding this option at the time of booking for best availability.

Our goal is to provide everything our guests could reasonably need to enjoy their stay, without having to pack a bunch of extras. To that end, here’s an overview of the things we provide in each space that we get asked about often:

Drip coffee maker, French press & electric kettle, plus ground Starbucks coffee, assorted tea bags, hot chocolate packets, assorted creamers, sugar, and honey

We’ve got your morning (or afternoon) caffeine fix covered! Each unit includes:
Drip Coffee Maker (standard 12-cup with both reusable and paper filters provided)
French Press for those who like a richer brew
Electric Kettle for tea, hot chocolate, or the French Press
Ground Starbucks Coffee (usually House or Breakfast Blend), assorted tea bags, hot chocolate packets, and an assortment of creamers, sugar, and honey
We try to cover all the bases, but if you’re a coffee enthusiast, feel free to bring your own favorite coffee or brewing method. Or plan to check out some of the many local coffee shops nearby!

Each lodging unit at the Barn Burner has one designated on-site parking space. If you book the entire Barn Burner, you’ll have access to all four spaces.
Parking spots are labeled by unit name, and you can use this Google Maps pin for directions to the parking area.

If you’re bringing more than four vehicles, there’s plenty of free street parking on Jefferson Street and the surrounding roads. There are also several free public parking lots nearby—you can check out the closest options on our parking map.
While the public lots have signs stating “No Overnight Parking,” enforcement is unclear. However, street parking is typically easy to find, and since the area clears out by early evening, you should be able to move your car closer to the building later in the day if needed.
If you plan to leave a vehicle overnight, I recommend using street parking instead of public lots, just to be safe.

Retractable Safety Gates at all stairways
Kid-Friendly Dishes (plastic plates, cups, and utensils)
Toys & Games – Wooden blocks, Duplos, and a few classic games to keep little ones entertained

Yes! We have fully ADA-accessible and partially accessible options, depending on your needs.
1-North – This unit is fully ADA-accessible, with a step-free entry, wide doorways, and an accessible bathroom.
The Event Space – Also fully ADA-accessible, featuring step-free entry, wide doorways, and two unisex restrooms.
2-South – This unit is partially accessible. It has a step-free entry and wide interior doorways (including a passthrough door to 1-North), but the bathroom and kitchen are not fully ADA-compliant.
Important Notes:
Stairs are required to reach the rooftop patio from 2-South. The 3-East and 3-West units are on the second floor and also require stairs to access.
We do not have an elevator or lift. If you need a fully step-free stay, 1-North is the best option.

We try to keep check-out simple for you! Before you leave, just:
Take all your belongings with you (you’d be amazed at what people leave behind!)
Empty the fridge of anything you brought
Start the dishwasher with any used dishes
Take out the kitchen trash
Lock both the patio and entrance doors
That’s it! No need to strip beds, do laundry, or tidy beyond that—we’ll handle the rest!

This is a DIY event space, meaning guests are responsible for:

Event Space Set-Up & Tear Down ($250) – Let us handle the heavy lifting! We’ll arrange tables and chairs in a pre-approved layout before your event and take care of tear-down afterward.
This option can be added to your reservation at the time of booking or later—just send me a message, and I can update your reservation!

Yes! You can bring in your own food or hire a licensed caterer. The Event Space has an attached catering kitchen with a fridge, ice machine, prep tables, and a 3-bay sink—but no oven or stove, so plan accordingly.

Alcohol is allowed but must follow local regulations. If your event includes outside guests not staying in the lodging, you may need a Special Event Liability Insurance policy.

We only rent the Event Space for wedding-related activities if you also book the lodging. Due to the shared nature of the building, the Event Space alone is not available for standalone wedding receptions.
The Barn Burner Event Space is a great fit for intimate wedding events like rehearsal dinners, welcome parties, small receptions, and post-wedding brunches. However, large, traditional wedding receptions are not a good fit for our space.
If you're planning a sit-down meal with a dance floor, 30-50 guests is the ideal capacity. The space can accommodate up to 70 guests for a cocktail-style event, but anything larger becomes too tight for a comfortable experience.
If you’re looking for a warm, welcoming space for a smaller gathering before or after your big day, we’d love to host you! We also host a lot of groups getting married elsewhere in Brown County that just need lodging for the weekend.

In warmer months, the overhead garage doors can be opened for an indoor-outdoor feel.

For Event Space Rentals
If you're renting just the Event Space, we ask that all amplified music ends by 9 PM and that check-out is complete by 10 PM. The Barn Burner is a shared-use building, and while it's zoned for business, we want to ensure a great experience for all guests.
For Entire Barn Burner Rentals (Lodging +/- Event Space)
When you book the Entire Barn Burner, you have the whole property to yourself—including the Event Space and all four lodging units. Since the surrounding properties are also businesses, our noise policies are more lenient, but we still ask that guests be reasonable, responsible, and respectful during their stay.
General Considerations for All Guests
While Nashville, IN, is a small town, the Barn Burner sits just a few blocks from Main and Van Buren Streets, so you may hear some traffic noise. Additionally, the units all share the same building, so while we've taken steps to minimize sound transfer, there is always some potential for noise from other guests.

Brown County does not have public transportation, and rideshare services like Uber and Lyft are extremely limited (read: basically non-existent).
If you need a ride, there are a couple of local shuttle services available—we’re happy to send recommendations.
Looking for another way to get around? Luckily, the Brown County Barn Burner is just a short stroll from downtown Nashville’s best shops, restaurants, and attractions. Or, Brown County Bikes rents e-bikes, which are a great way to explore the backroads and nearby attractions.

All of our spaces have keyless entry, so there’s no need to coordinate arrival times! A few days before check-in, we’ll send you everything you need for your stay—including your unique door code.
Each unit has a private entrance with an electronic keypad.
Your door code is typically the last four digits of the reservation phone number.

There’s no need to meet us at check-in, but if you need anything during your stay, we’re always available to help.

We live just a few miles outside of town and are usually nearby if you need anything, but we respect your privacy and aim to provide a seamless, hassle-free stay.
If everything goes as planned, you won’t need to contact us at all—but if anything comes up, we’re always just a message away.

I totally get it! The Barn Burner’s layout isn’t like most Airbnbs, but here’s the short version: Each unit is a fully private apartment with its own entrance, kitchen, laundry, and bathrooms. You won’t be sharing interior space or entry doors with other guests—just the outdoor areas like the parking lot, sidewalks, and rooftop patio (for 2-South, 3-East, and 3-West).
Here’s how everything connects:
1-North – Ground floor unit with a private patio. Next door to 2-South and underneath 3-East.
2-South – Ground floor unit with rooftop patio access. Next door to 1-North and underneath 3-East.
3-East – Second-floor unit with rooftop patio access. Located above 1-North and 2-South, across from 3-West.
3-West – Second-floor unit with rooftop patio access. Located above Brown County Bikes, across from 3-East.
When I send your check-in instructions, I’ll also include a heads-up on whether any other units are booked during your stay so you know what to expect.

Besides trained service animals, we do not make exceptions to our ‘No Pets’ policy. This decision is based on a variety of factors, but we are firm on the policy.
We love animals (and have pets of our own!), but the Barn Burner is not a pet-friendly space.
If you’re unable to leave your pet at home, I’m happy to recommend local kennels or boarding facilities to ensure they’re well cared for during your stay.

For Event Space Rentals
If you're renting just the Event Space, we ask that all amplified music ends by 9 PM and that check-out is complete by 10 PM. The Barn Burner is a shared-use building, and while it's zoned for business, we want to ensure a great experience for all guests.
General Considerations for All Guests
While Nashville, IN, is a small town, the Barn Burner sits just a few blocks from Main and Van Buren Streets, so you may hear some traffic noise. Additionally, the units all share the same building, so while we've taken steps to minimize sound transfer, there is always some potential for noise from other guests.

The Brown County Barn Burner is a 100% smoke-free property indoors. This includes all lodging units and the Event Space.
Outdoor smoking is permitted in designated areas, but per Indiana law, smoking must be at least 8 feet away from any entrance.
No smoking on the rooftop patio—this area is reserved for guest enjoyment and fresh air.
No vaping, e-cigarettes, or marijuana use indoors. Recreational marijuana is not legal in Indiana, and smoking of any kind inside the property will result in a fine.
Guests who violate the indoor smoking policy will be charged a $250 fine, with additional costs if deep cleaning or smoke remediation is needed.

Item descriptioWe only rent the Event Space for wedding-related activities if you also book the lodging. Due to the shared nature of the building, the Event Space alone is not available for standalone wedding receptions.
The Barn Burner Event Space is a great fit for intimate wedding events like rehearsal dinners, welcome parties, small receptions, and post-wedding brunches. However, large, traditional wedding receptions are not a good fit for our space.
If you're planning a sit-down meal with a dance floor, 30-50 guests is the ideal capacity. The space can accommodate up to 70 guests for a cocktail-style event, but anything larger becomes too tight for a comfortable experience.
If you’re looking for a warm, welcoming space for a smaller gathering before or after your big day, we’d love to host you! We also host a lot of groups getting married elsewhere in Brown County that just need lodging for the weekend.

For standard stays, there is no separate cleaning fee—it’s included in the price you see at booking. However, when we make an exception and allow one-night stays, a cleaning fee is added.

Nope! Our pricing is flat rate, not per person. Whether your group is big or small, we always wash and change all the bedding between stays!
Each unit has a maximum capacity based on the number of beds and layout, and we don’t allow extra guests beyond that. Our space is designed to fit the listed number of guests—there isn’t extra floor space for additional people.
